Home Seller Checklist

The better your home looks, the faster it should sell.
Use this checklist to ensure your house says
"welcome home"
to potential buyers.

Curb Appeal
Mow lawn or shovel snow
Trim hedges and shrubs
Weed gardens
Clear litter and debris
Repair soffits, eaves and troughs
Touch up exterior paint

Tip # 1. First impressions count. House hunters may drive by your home to decide whether they want to schedule a tour.

Maintenance
Oil squeaky doors
Replace torn window screens
Repair leaking faucets/toilet
Remove mildew stains from bathroom
Repair and repaint damaged wall surfaces
Replace peeling wallpaper
Replace burnt-out lightbulbs

Tip #2: Find out what needs attention: open every door and window, turn on every faucet.

Cut the Clutter
Clear kitchen counters and stove
Organize kitchen cupboards
Tidy up closets
Remove old mail, newspapers, magazines
Consider storing some furniture
Reduce or eliminate knick-knacks, collectibles, refrigerator magnets, etc.

Tip #3 : Put away family photos and mementos. Buyers want to picture their own belongings in the house.

Clean and Shine
Clean and freshen the bathrooms
Clean appliances inside and out
Remove fingerprints from doors and walls
Dust baseboards, paneling
Vacuum furnishings, curtains
Make all beds
Wash the dishes and put them away
Tip #4: Try and keep your house spotless -- you never know when
a buyer will want to drop by.
Show and Sell
Light the fireplace or turn on the air conditioning
Open curtains during the day
Turn on all the lights
Play quiet classical music

Tip #5: Take valuables with you during showings, or store in a
safety deposit box for the duration.
